We will discuss what common floor planning mistakes you should avoid when designing your custom home.

Inadequate Room Placement

A common mistake that individuals make during floor planning is the room placement, some bathroom, and room placements may look good on paper but once they are constructed, they might not end up look that great, for example, it may look nice to have small bathrooms throughout common traveling areas, but would you really want a small bathroom that closes to your kitchen? Is there a busy street that you wouldn’t want your bedroom to face? Visualize a 3D plan of your house before finalizing it on paper.

Overlooking Hidden Costs

People usually overlook some of the costs that are not easily visible, if you decide to exceed the size of your floor plan, you might only consider the cost of extra land and materials but there are extra costs that add up later, like, utility bills. Utility expenses for a larger house would be greater but people tend to miss this point. When making a floor plan, stay within the budget and keep in mind the future costs.

Ignoring the Furniture Size

People mostly plan on using their old furniture when they move into their new home, what some people miss is that their furniture might not be compatible with their custom floor plan. There is a chance of designing a bedroom that can either fit the bed or the side tables on one axis or even if it can fit both, there would be barely enough space left in the room, you would want your room anything but congested. To avoid this catastrophe, measure the dimensions of your furniture and note them down, then try placing them on the paper and see how much free space you are left with. This mistake is common, but it is also really simple to avoid.

Not keeping in mind the Topography

It is really important to consider the slope of your lot, most of the time people design a floor plan according to a flat and place surface when in reality their lot is on a slope. The floor plan of a flat lot is really different from the one on a slope; you will have to start over again if you don’t consider this. Hire a professional person that can measure the angle of slope of your lot so that your floor planning doesn’t go in vain.

Not including everyone

It’s a huge mistake if only one member of the household is designing the floor plan, the design should be unanimous, and all the members of the house should take part in it. It’s easy to ignore the changes that someone else might want in the house and they might end up feeling uncomfortable in their house.

Insufficient kitchen workspace

If your floor plan has a kitchen that includes benches and a counter it can really limit the free space in your kitchen if not designed properly. This type of layout is referred to as ‘island benches’ and they are really trendy currently; make sure you place the counter in a way that doesn’t interfere with the workspace and efficiency of the kitchen.

Not considering the location

You may forget to consider the surroundings and location of the lot, the surroundings are of course not visible on the paper when designing the plan, that’s why they can easily slip your mind. Keep in mind if there are any trees where your home will be situated, it is highly probable that the trees might hide a prominent feature of your house, or they might block the view of a window. There can be a busy street right outside your lot and you wouldn’t want any of your bedroom windows facing it. Not keeping in mind these details can pose a serious problem once the construction of the house begins.

Overlooking Tiny Mistakes

People generally overlook tiny errors in their final floor plans, hoping to resolve them in the future when the construction starts, but this is a mistake that can have dire consequences, even the mistake of a few inches can make a huge difference in the total design.

If you keep in mind these common mistakes and take adequate steps to address them you can avoid uncomfortable and awkward situations in your future home.
